Remortgaging

Coming off a fixed rate? Start six months out.

Most offers can be held for months, so there is no downside to starting early and every chance of avoiding your lender's standard variable rate.

Remortgaging

The most expensive month of your mortgage

When a fixed rate ends, you roll onto your lender's standard variable rate. That is almost always the most expensive rate that lender offers, and thousands of households pay it every month simply because nobody reminded them.

Start looking about six months before your deal ends. Many lenders will hold an offer that long, and if rates fall in the meantime you can usually switch to the better one before completion. There is essentially no downside to being early and a very real cost to being late.

A remortgage is also the natural moment to ask a bigger question. Do you want to raise money for an extension? Shorten the term now that your income has grown? Consolidate expensive credit, understanding that securing unsecured debt against your home is a serious step with real risks? Those conversations are much easier when there is time.

The detail

What matters here

  • Standard variable rate is almost always the most expensive rate your lender offers
  • Start around six months before your current deal ends
  • Many lenders hold an offer for three to six months, and you can usually switch if rates improve
  • A product transfer with your existing lender is sometimes the better answer, and we will say so
  • Remortgaging is the natural point to shorten the term or raise money for improvements
  • Consolidating unsecured debt into a mortgage lowers the monthly payment but secures that debt against your home and usually costs more overall
How it works

Four steps, no surprises

Most people come to us unsure what they are even allowed to ask for. This is how we take it from there.

We listen

A free call, at a time that suits you. We ask what you are trying to achieve and what is worrying you. No jargon, no pressure, no obligation to go further.

We research

We look across the lenders and providers available to us and work out what is genuinely open to you, then explain the options in plain English, including the ones we would rule out and why.

We recommend

You get a written recommendation setting out what we suggest, what it costs, and the risks. You decide whether to proceed. Nothing happens until you say so.

We see it through

We handle the application, chase the lender and solicitor, and keep you updated until completion. You always know who to ring.

What clients say

Judge us on what people actually said

Incredible professional support right through the process. I wish our solicitor met this exemplary standard. Peter was always available even at weekends, responding almost immediately to our requests. My wife and I have no hesitation in calling on his services again.

Excellent from start to finish. I thought I was pretty good at looking after my finances, but the great help I had from the people I dealt with showed me otherwise. Their expertise in all matters financial was second to none.

Questions

Questions we hear a lot

If yours is not here, ring us. We would rather answer it properly than leave you guessing.

When should I start?

About six months before your current deal ends. Offers commonly last three to six months, so starting early costs you nothing and protects you from rolling onto the standard variable rate if anything takes longer than expected.

Is a product transfer better than remortgaging?

Sometimes. A product transfer stays with your existing lender, needs less paperwork and usually involves no legal work or valuation. It is often the right answer for someone whose circumstances have changed for the worse, or who simply wants it done quickly. But the rate is only competitive some of the time, so it is worth checking rather than assuming. We will tell you honestly if staying put wins.

Should I consolidate my debts into my mortgage?

Be careful. It lowers your monthly outgoings, which is genuinely helpful for some households. But you are converting unsecured debt into debt secured on your home, spreading it over a much longer period, and usually paying more interest in total even at a lower rate. We will show you the full cost over the term before you decide, and we will tell you when we think it is a bad idea.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Think carefully before securing other debts against your home. Consolidating debt into a mortgage may reduce your monthly payments but can increase the total amount you repay over the term, and the debt becomes secured against your property.
