Calculators

Run the numbers before you ring.

Eight calculators, no personal details and no credit check. They are illustrations rather than quotes, but they will tell you whether you are in the right area before you spend time on an application.

  • No personal details needed
  • No credit check
  • 2026/27 tax rates
  • Free advice if you want it
Equity release

How much could you release?

An indicative maximum based on the age of the youngest homeowner and your property value.

How much could you release?

An indicative figure in about ten seconds. No personal details needed.

Equity release is available from age 55.

Get my personalised figure

This is an estimate only, not an offer or a recommendation. The amount you can actually release depends on your age, property type and value, health and lifestyle, and the lender's criteria. A personalised illustration will set out the real figures and costs.

  • Available from age 55
  • The older you are, the more you can typically release
  • An outstanding mortgage must be repaid from the money released
  • Drawdown plans let you take money in stages and pay interest only on what you have used
  • Health and lifestyle conditions can increase the amount available

Worth knowing. Taking the smallest amount that solves your problem, rather than the maximum available, is almost always the better decision. The maximum is a limit, not a target.

Repayment

What would the repayments be?

Capital and interest or interest only, over any term from five to forty years.

Mortgage repayment calculator

See what a given loan would cost each month.

Estimated monthly payment
£0

Check what you could borrow

An illustration only, based on the figures you enter. It is not a quote or an offer of credit. Actual rates depend on your circumstances, the lender's criteria and the loan-to-value.

  • Capital and interest clears the debt by the end of the term
  • Interest only keeps payments low but the full amount is still owed at the end
  • A longer term lowers the monthly payment but increases the total interest paid
  • The rate you are offered depends heavily on your loan-to-value
  • Lenders stress-test affordability at a higher rate than the one you pay

Worth knowing. Cutting the term by five years usually costs far less per month than people expect, and saves a great deal of interest. Ask us to show you the comparison.

Affordability

How much might a lender consider?

A starting point based on income multiples, before a lender looks at anything else.

Affordability calculator

Roughly how much a lender might consider lending you.

Most lenders work between four and five and a half times income. A few go further for higher earners or particular professions.

See what you could actually borrow

An illustration only. Lenders assess your credit file, outgoings, dependants and the property itself, and they stress-test payments at a higher rate. This is not a decision in principle and it is not an offer of credit.

  • Most lenders work between four and five and a half times income
  • Credit commitments reduce what you can borrow, often more than people expect
  • Childcare, school fees and dependants are assessed too
  • Self-employed income is treated very differently between lenders
  • A decision in principle is free and gives you a real figure rather than an estimate

Worth knowing. Two lenders can differ by tens of thousands on the same income. If the number here falls short of what you need, that does not mean the answer is no.

Stamp duty

What will the tax be?

Stamp Duty Land Tax in England and Northern Ireland, LBTT in Scotland and LTT in Wales, at 2026/27 rates.

Figures are for residential purchases at 2026/27 rates and are an estimate. Your conveyancer will confirm the exact amount due. Rates and reliefs can change.

  • All three regimes charge in slices, so you never pay the top rate on the whole price
  • First-time buyer relief in England and Northern Ireland disappears entirely above 500,000 pounds
  • Scotland has no upper price cap on its first-time buyer relief
  • Wales has no first-time buyer scheme at all
  • Additional-property charges apply from 40,000 pounds and work differently in each nation

Worth knowing. Stamp duty is only one of the completion costs. Legal fees, searches, valuation and removals usually add several thousand pounds more.

Overpayment

What would overpaying save?

How much interest a regular monthly overpayment strips out, and how much sooner you would finish.

What paying a little extra each month would save you.

Interest you would save
£0

Check your overpayment allowance

Most fixed rate deals let you overpay up to 10 per cent of the balance each year without penalty. Above that an early repayment charge usually applies, so check your mortgage offer or ask us before you start.

  • Most fixed deals allow overpayments of up to 10 per cent of the balance a year without penalty
  • Overpaying early in the term saves far more than overpaying later
  • Some lenders reduce the term, others reduce the payment, and you can usually choose
  • Check whether your lender applies overpayments daily or only once a year
  • Keep an emergency fund back rather than putting everything into the mortgage

Worth knowing. Ask your lender to reduce the term rather than the monthly payment. It feels the same each month and saves considerably more over the life of the loan.

Loan-to-value

Which rate tier are you in?

Lenders price in tiers, and getting under the next one down can move you to a much cheaper rate.

Loan-to-value calculator

Which rate tier your deposit puts you in.

Lenders price in tiers, commonly at 60, 75, 80, 85, 90 and 95 per cent. Getting under the next tier down, even by a small amount, can move you to a materially cheaper rate.

Find the rates open to you

Loan-to-value tiers vary between lenders and change over time. This shows the common tiers as a guide, not the rates any particular lender will offer you.

  • Common tiers are 60, 75, 80, 85, 90 and 95 per cent
  • Falling just above a tier can cost noticeably more every month
  • Rising property values can move you into a better tier at remortgage
  • Home improvements may support a higher valuation, though not always
  • Above 95 per cent the options narrow sharply

Worth knowing. If you are a little over a tier boundary, finding a small amount more deposit is often the highest-return thing you can do with that money.

Rental yield

What would the yield be?

Gross and net yield on a buy-to-let, once running costs are taken into account.

Rental yield calculator

Gross rental yield
£0

Talk through a buy-to-let

Yield is not a forecast of return and takes no account of mortgage interest, tax or any change in property value. Your borrowing will be assessed on a rental stress test rather than on yield. Some buy-to-let mortgages are not regulated by the Financial Conduct Authority.

  • Gross yield ignores every cost, so treat it as a headline only
  • Net yield after letting fees, insurance, repairs and voids is the number that matters
  • Budget realistically for void periods rather than assuming full occupancy
  • Borrowing is decided by a rental stress test, not by yield
  • Some buy-to-let mortgages are not regulated by the Financial Conduct Authority

Worth knowing. A high yield often signals a harder-to-let area or higher maintenance. Compare yield against the risk rather than looking at it on its own.

Payment holiday

What would pausing payments cost?

Interest keeps building while payments are paused. This shows how much, and what happens afterwards.

Payment holiday calculator

What pausing payments would really cost you.

Extra interest it would cost
£0

Talk to us before you pause anything

A payment holiday is not a payment waiver. Interest continues to build on the balance and your payments afterwards will be higher. It must be agreed with your lender in advance, and depending on the arrangement it may be recorded on your credit file and affect future borrowing. If you are struggling, speak to your lender or to us early.

  • A payment holiday is a deferral, not a waiver
  • Interest continues to accrue and is added to your balance
  • Payments afterwards are higher for the rest of the term
  • It must be agreed with your lender in advance, never simply stopped
  • Depending on the arrangement it may be recorded on your credit file

Worth knowing. If money is tight, speak to your lender or to us early. There are far more options available before arrears build up than after.

Next step

Turn an estimate into a real answer

Calculators are a starting point. A free call with an adviser tells you what you can actually have.

What happens when you call

  • You speak to a qualified adviser, not a call centre
  • We ask what you are trying to achieve, then listen
  • You get an honest view of what is realistic
  • No pressure and no obligation to go further

Every calculator on this page gives an estimate for illustration only. None of them is a quote, an offer or a recommendation, and none takes account of your personal circumstances. Tax rates, reliefs, lender criteria and interest rates all change.
