Porting is not always the bargain it looks like

If you are in the middle of a fixed rate, your instinct will be to take it with you and avoid the early repayment charge. Often that is right. But porting is not automatic: you have to reapply and meet the lender's current criteria, and if you are borrowing more, the additional amount comes at today's rates on a separate part.

That can leave you with two sub-accounts ending on different dates, which quietly locks you into that lender for years. Sometimes paying the early repayment charge and moving everything to one new deal costs less over five years than porting does. We run both numbers rather than assuming.

The other thing worth checking early is the chain. If you are buying and selling simultaneously, the mortgage is rarely the thing that holds you up, but a mortgage offer that expires while you wait for someone else's buyer certainly can be.

The detail

What matters here

  • Porting requires a fresh application and you must meet the lender's current criteria
  • Additional borrowing when porting is usually priced at today's rates on a separate sub-account
  • Two sub-accounts with different end dates can effectively tie you to one lender for years
  • Early repayment charges are sometimes worth paying, and we will show you the comparison
  • Mortgage offers typically last three to six months, which matters in a long chain
  • Moving to a more expensive property may need a fresh affordability assessment even if you are porting
How it works

Four steps, no surprises

Most people come to us unsure what they are even allowed to ask for. This is how we take it from there.

We listen

A free call, at a time that suits you. We ask what you are trying to achieve and what is worrying you. No jargon, no pressure, no obligation to go further.

We research

We look across the lenders and providers available to us and work out what is genuinely open to you, then explain the options in plain English, including the ones we would rule out and why.

We recommend

You get a written recommendation setting out what we suggest, what it costs, and the risks. You decide whether to proceed. Nothing happens until you say so.

We see it through

We handle the application, chase the lender and solicitor, and keep you updated until completion. You always know who to ring.

What clients say

Incredible professional support right through the process. I wish our solicitor met this exemplary standard. Peter was always available even at weekends, responding almost immediately to our requests. My wife and I have no hesitation in calling on his services again.

Excellent from start to finish. I thought I was pretty good at looking after my finances, but the great help I had from the people I dealt with showed me otherwise. Their expertise in all matters financial was second to none.

Questions

Questions we hear a lot

If yours is not here, ring us. We would rather answer it properly than leave you guessing.

Should I port my mortgage or start again?

It depends on the size of your early repayment charge, how much longer your deal has to run, and how much extra you need to borrow. We model both options over the full term rather than comparing headline rates, because porting with additional borrowing at a different rate frequently works out dearer than it first appears.

How long does a mortgage offer last?

Usually three to six months depending on the lender. In a long chain that can become tight, and extensions are possible but not guaranteed. This is one of the reasons we start the application as early as the chain allows.

Can I borrow more when I move?

Generally yes, subject to affordability and the loan-to-value on the new property. Whether that additional borrowing is best taken with your existing lender or by moving the whole mortgage elsewhere is exactly the calculation we do for you.

Your home may be repossessed if you do not keep up repayments on your mortgage.
