Whole conversations, honest numbers and a lender chosen for your circumstances rather than for whoever pays the most. Free initial advice, and no credit check to talk to us.
See what a given loan would cost each month.
An illustration only, based on the figures you enter. It is not a quote or an offer of credit. Actual rates depend on your circumstances, the lender's criteria and the loan-to-value.
Four situations, one team. Pick the one that sounds like you.
Deposits, decisions in principle, schemes, and what the whole thing actually costs beyond the monthly payment. We will not let you be surprised by a bill at completion.
First-time buyer advicePorting your existing deal, borrowing more, or starting fresh. We work out which is cheapest over the whole term rather than just the headline rate.
Home mover adviceComing off a fixed rate, consolidating, or raising money for home improvements. Sometimes the right answer is a product transfer with your existing lender, and we will tell you if it is.
Remortgage advicePersonal name or limited company, first investment or a growing portfolio. We will be straight with you about rental stress tests and what they mean for your figures.
Buy-to-let adviceYou could go directly to a bank. Plenty of people do, and for a simple case with a clean credit file and a big deposit, you may well get a fine outcome.
Where it goes wrong is when something about you is not standard. Self-employed income. A flat above a shop. A default from four years ago. A gap in employment. A bank can only tell you whether it will lend. It cannot tell you that the lender three doors down would say yes at a better rate, because it does not know and is not paid to care.
That is the whole job. Knowing where a case fits before you apply, so you are not collecting declines and damaging your credit file while you learn.

From the first call to the keys in your hand, this is what to expect.

A free call, at a time that suits you. We ask what you are trying to achieve and what is worrying you. No jargon, no pressure, no obligation to go further.

We look across the lenders and providers available to us and work out what is genuinely open to you, then explain the options in plain English, including the ones we would rule out and why.

You get a written recommendation setting out what we suggest, what it costs, and the risks. You decide whether to proceed. Nothing happens until you say so.

We handle the application, chase the lender and solicitor, and keep you updated until completion. You always know who to ring.
Rough figures, instantly, with no personal details and no credit check. They are illustrations rather than quotes, but they will tell you whether you are in the right postcode of affordable.

Figures are for residential purchases at 2026/27 rates and are an estimate. Your conveyancer will confirm the exact amount due. Rates and reliefs can change.

Incredible professional support right through the process. I wish our solicitor met this exemplary standard. Peter was always available even at weekends, responding almost immediately to our requests. My wife and I have no hesitation in calling on his services again.
Great service from start to finish. Very polite at all times. Kept up to date with the process. Nothing to complain about.
Excellent from start to finish. I thought I was pretty good at looking after my finances, but the great help I had from the people I dealt with showed me otherwise. Their expertise in all matters financial was second to none.

Most lenders work from a multiple of your income, commonly between four and five and a half times, then stress-test the payments against a higher rate. Your credit commitments, dependants and the property itself all move the number. The honest answer is that it varies more between lenders than most people expect, which is exactly why it is worth asking someone who can see several at once.
Five per cent is the usual practical minimum for a residential purchase, and there are schemes and guarantor arrangements that can help if you have less. Bear in mind that a bigger deposit usually unlocks a lower interest rate, so the jump from 5% to 10% often saves more than people expect over a fixed term.
No, but it does narrow the field. Lenders differ enormously in how they treat self-employed income: some want two or three years of accounts, some accept one, and some will use retained profit rather than just salary and dividends. Getting this matched correctly at the outset is usually the difference between a straightforward case and a declined one.
Often, yes. Missed payments, defaults, a county court judgment or a past arrangement to pay do not automatically rule you out. What matters is how recent it is, how large, and what has happened since. There is a whole tier of lenders that specialise in this and never appear on comparison sites.
Earlier than most people do. If you are buying, a decision in principle before you view properties makes your offer stronger and stops you falling for something you cannot finance. If you are remortgaging, start around six months before your current deal ends, because many offers can be held that long and you can always switch if rates improve.
One short form. A real adviser will call you back, usually the same working day.
