Regulatory status

Who we are

Lifetime Equity Release Limited is directly authorised and regulated by the Financial Conduct Authority (FCA), FCA reference number 936736. You can check our details and regulatory permissions on the Financial Services Register at register.fca.org.uk or by contacting the FCA on 0800 111 6768.

Lifetime Equity Release Limited is registered in England and Wales, company number 11863967. Registered office: 25-29 Sandy Way, Yeadon, Leeds, LS19 7EW. Trading address: KD Bros. Building, Brancepeth Place, Northside Business Park, Leeds, LS12 2EG. Lifetime Home Finance is a registered trading style of Lifetime Equity Release Limited.

For equity release and later life lending we research and consider our carefully selected panel of providers and, if required, the whole of the market, to find the best solution for you. For residential mortgages and protection we will confirm the range of lenders and insurers we can select from in writing before you commit to anything.

Fees

What we charge

We charge a fixed arrangement fee of £1,495 on completion if you wish to progress with an application for a later life mortgage or equity release product.

Any fee for residential mortgage advice will be agreed and confirmed to you in writing before you commit to anything. You will never receive an invoice you were not expecting.

Protection advice is normally paid for by commission from the insurer, which does not increase the premium you pay. Where a fee would apply in your case we will tell you and agree it with you in writing before you commit to anything.

All fees are confirmed in writing before you commit to anything, and again in your written recommendation.

Product risk warnings

Statutory notices

Your home may be repossessed if you do not keep up repayments on your mortgage.

Some buy-to-let mortgages are not regulated by the Financial Conduct Authority.

These products will be secured against your property. To understand the features and risks, please ask for a personalised illustration. If you have an existing mortgage it will need to be repaid. Any of these plans will need to be repaid when the last survivor dies, leaves the property, or enters long-term care. These products can affect any inheritance you leave and can affect entitlement to means-tested benefits now or in the future.

Estate planning, wills and lasting powers of attorney are provided by Lifetime Solutions Ltd, a separate company. These services are not regulated by the Financial Conduct Authority.

Privacy

How we handle your information

Lifetime Equity Release Limited is the data controller for the information you give us. We collect personal and financial details, and where relevant health information, because we cannot give you suitable advice without them. Our lawful bases are the steps taken at your request before entering into a contract, our legitimate interest in operating a regulated advice business, and your consent where we rely on it. Health information is special category data and we process it only with your explicit consent.

We share information with lenders, insurers, solicitors and product providers where that is necessary to progress your case, and with our regulator, auditors and professional indemnity insurers where we are required to do so. We do not sell your data and we do not pass it to third parties for their own marketing.

We keep client records for the periods required by the Financial Conduct Authority. For mortgage and equity release advice that means at least six years from the end of our relationship, and for some later life lending we keep records for the life of the plan.

You have the right to access the information we hold about you, to have inaccuracies corrected, to object to processing, to ask us to restrict it, to data portability, and to have information erased where we are not legally required to keep it. Where we rely on your consent you can withdraw it at any time. To exercise any of these rights, email enquiries@lifetime-group.co.uk or write to us at the address on our contact page.

If you are unhappy with how we have handled your information you can complain to the Information Commissioner’s Office at ico.org.uk or on 0303 123 1113.
